It is listed for low 40’s has been on the market over a year, went to auction and didn’t even sell I think we could get it for less.  

The unit should be able to get into the 80's. 80 degrees during the day seems comfortable to me.

It will depend on the state(s) where you live and/or hold properties.

Then there is fraud and you have a lawsuit target(s).
