CU's are doing really well on rates for HELOC right now.if you can get close to finishing the project w/ a HELOC, this is not a bad play.

If you find something that works well as a short-term rental, but doesn't work well for you as a home, you'll have money but be dissatisfied when you live there.You don't even need it to produce a profit.

That sounds really familiar to a few investors we've worked with recently here, do you have an agent already as well?

A tiered system works well: reward individual performance (e.g., quick work order completion) and team-based success (e.g., overall portfolio stability or income growth).Be cautious when setting pay expectations.
