Same with the crap sponsors pull off with 10% in self-dealing fees, disproportionate waterfall distributions, properties that don't have any sponsor value-add, and high execution risk projects that are improperly valued for risk.Investors need to be educated and open their eyes.

In general the equity deals will be better returns then debt given the higher risks.RS has two different equity deal types:- pref equity- equity Pref equity usually has higher annualized returns but once that is met you don't get to participate in any upside.For equity there's a preferred rate but it's lower then what you'll see in a pref equity deal but after you pass the pref rate you still get to participate in any upside.This is detailed in the waterfall under the financial tab.RealtyShares does charge a fee to manage the funds so you will find higher returns on direct sponsorship models platforms like CrowdStreet and RealCrowd.

Many syndicators/sponsors are offering a "waterfall" payout arrangement to their investors, whereby the investor first gets a "preferred return "of 8%, and then 75% of any cash flow left over after the preferred return is paid, plus 75% of the equity upon sale or refinance.

He finishes law school in May at which time his lease ends (unfortunately he's not gonna be a real estate attorney) This place is in a great location with tons of potential for a great Airbnb property & ARV but definitely needs upgrades (close to college, hospital, airport, huge backyard w/ deck built around hot tub, a pond w waterfall, wood burning fire stove, etc) I personally know the homeowner from when he graduated w my brother & my dad was his hs baseball coach so I reached out to him and acted like I was interested in possibly renting it next if I couldn't find a place to buy first.
