Should I wait for Spring for greater inventory, or for lower rates to see if cashflow improves?

Right after I closed on that one the insurance company demanded I make a couple thousand dollars of repairs.

So, wait a little bit I shall. 

I have some upcoming repairs needed that outweigh the Homestead Exemption and plan to make my primary home a long term rental in the next 7 years but the repairs can’t wait.  

When relying on LIHTC to make the deal pencil, yes developers wait BUT only if they have the resources to wait and only if the property owner is willing to not close on the property until the project is fully funded.

Currently just waiting it out and hoping for the best to start the year so I can move on and dive into better opportunities. 

Investors buying land to HOLD for either speculation or future development can just wait until the wholesaler’s contract with the seller expires and eliminate the wholesaler “markup”.  

but I had a few thousand transactions in my experience bucket and I did it for one client only..  

I had waiting lists of tenants for the first and only time in my career. 

Part of the allure was the holding fees (insurance / property were several thousand less then up north) After one year, my Huntsville tenant had to move out early for a job relocation.
