I've seen people tell bald-faced lies about so many things... to the point where my default mode is almost always to want to verify any and everything said around me. 

Verifying last 2 years of rental history very important!

Social Security also has a consent based ssn verification process where a SSN can be verified with the parties consent.Again, we can never be 100% full proof but we can stay on top of the latest ways to mitigate the fraudsters at their game.How are you catching fakes?

Verify tenant notification: Confirm that the property management company has notified the tenants.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Hello Kyle,When screening applications for the properties that I manage, I always look for:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)I have found this screening standard very helpful when finding tenants who pay on time and treat the property well!

I also know from experience that if you have damages from frozen pipes the insurance co. will try to 1) verify that the property was occupied and 2) verify that the heat was turned on ( for example they could request a copy of the heating bill).

We always advise our investors on verifying with the lender or us reaching out to the tax assessor's office to get a good idea of what the taxes are.
