Fill vacancies, increase rents, add additional streams of revenue (laundry, vending, cell tower, appliance rental, pet fees, application fees etc) and decreasing expenses (I recently brought down waste removal on a commercial property from $1500/month to $680/month thru negotiation and pitting 3 companies against each other with no change in service) that's an increase of $164,000 for the property if you factor in the $820 savings/month x 12 = $9840.

Best bet is to wholesale or assign some deals first, make a little money then wholesale + vend your existing cash in with someone else who can take it down.

In addition to the 19 units, it has a laundromat with vending machines, an in ground swimming pool, and a 3BR, 3BA owner's house (around 2700 square feet).A massive benefit to being, legally, a motel, is that we have 'guests', not 'tenants'.

Wanna-be-entrepreneurs are a dime a dozen.Whether you are looking to-Invest in real estate-Open a bar or a restaurant-Open a service shop (hair salon, barber shop, mechanic, jeweler, dry cleaner, etc)-Start an online business (amazon FBA, dropshipping, content creator, education, etc)-Build a car rental fleet-Become a real estate agent-Build a landscaping route-Build a pool cleaning route-Start a vending machine business-Invent a new product (i.e. shark tank)-Etc etc etcAll of these pursuits can still be profitable, but there is just more competition than ever before due to the exposure and all of the relatively simple business models being exposed online.Real estate has fit into the bucket with all of these "simple" business models because investing in real estate is a very basic, simple concept to wrap your head around.
