Can you do contracting work on properties and learn valuable skills that will help you remodel properties, flip them, or otherwise learn as much as possible about the construction trade? 

I find it disturbing how many "business models" are all about suckering people into buying and even use skillful wording to deceive people into signing up.

I learned some deep skills that will be useful in other realms.This isn't so much "bird dogging," with them giving you some scraps for bringing them business. 

The real skill is understanding the variability and risk in each number which is not always numerical or scientific.

The type of rooms students would need or skilled temporary workers, not drug addicts and alcoholics. 

If I have a skill, knowledge, the right contacts or or a passion that can be leveraged into potential gains, that is where my money is applied.

It’s a smart move, especially since it ties in with your goal of saving for your first investment.For skills, you probably already have a good foundation with your sales experience—things like communication, organization, and dealing with clients are all super valuable.

I have flipped new homes and townhomes but phased out raising a family and now am focused on utilizing my skills which are building, selling, expanding a circle of influence to focus my effort on the above.

The age would give me pause unless a skilled, complete reno has been done.
