Landlord may need to file in the Bankruptcy Court a "Motion for Relief from Stay" which will "lift" the stay on the eviction process and allow you to get the Tenant out. 

@Jerryll Noorden we are fundamentally addressing different types of the sales motion with different supporting infrastructure/technology.

Creating uniform and basic minimum standards is going to be better than allowing local cities and municipalities to make all kinds of overlays.

It’s a non judicial state so sale date will be February / March.So they either sell it, refinance it or another way to get the $ - I guess the borrower can file bankruptcy but that would be interesting since he gave up his interest in the property.So we could easily get a motion for relief

With these systems we find who tossed the trash out and tell them they have by the end of day to pick it up or I charge them $100.We have other motion sensors that wake me up at night.

DSCR loans/lenders should uniformly take the lower of actual or in-place as a pretty firm industry standard underwriting guideline. 

There is no uniform way to structure these types of deals.  

You have a strong seller's market and there is never a guarantee that appreciation will be uniform so it may not be a good idea to hold. 

The size of the lot and potential experience I would learn going through the motions.
