A leak from the wax ring of the toilet was recently discovered and reported.

They always have taken care of me while I'm on the phone and they have always answered phone on first 3 rings.

I live in FL and do all my biz in the Cleveland markets, My phone never rings. 15- 20% net per year :) 

I also called another facility and the guy answered on the first ring.

Yeah, this is 100% a fraud ring.

You can maybe save some cash and just get a single line virtual dialer like Vonage Business or Ring Central (look for month to month only), you don't need a massive power dialer right off the bat (another $150-$250 per month). 

It has a 2,100sf home on the property, horse barn, pasture, rodeo ring, and backs up to a small body of water.

My BS meter is ringing.  

In other words, I have not even come close to mastering either (1) the elevator pitch or (2) the frequency with which i continue to market to them.For example:  Ring Ring.
