Start small with one property, choose a strategic location, stay transparent with lenders, and ensure tax compliance.

Shouldn't you be entitled to actual reports for the business seeing transparent financials along with understanding exactly what your equity position is?

As far as ethically that is part of my nature and I don't care for the aggressive (potentially predatory) strategies discussed by others, but I see value in offering a transparent and convenient service with lower costs and faster turnarounds than traditional MLS transactions. 

Also, work with lenders who are transparent about terms and costs.Best of luck on your first flip!

No one says Tom is endorsing or not endorsing the process, but it is what it is.I think we all agree that being fully transparent is beneficial to real estate investing. 

And when I speak with people (or write on my blog) I'm always VERY transparent about the unique challenges of the market there.
