How do you find the point of diminishing returns for rehabbing when using the BRRRR Method?

Especially as men get older and gH, testosterone, etc depresses and weight gain (especially in the visceral/lower back area for men) becomes easier and it becomes harder to lose.

I always target a high spread between cap and debt and would be investing less today if I was still in growth mode due to diminished spread. 

So for example, if its residential, a wider road with more access to cars could diminish value with more traffic or if it makes part of the land less visible.
