This just makes you a target, less of an investor. 

To analyze deals efficiently, focus on key metrics like cash flow, cap rate, and expense ratios—make sure rental income covers mortgage, taxes, insurance, and maintenance while hitting your 6% cap rate target.

We don't want to bring on every owner or every property unless they fit within our target market, so, I do the far majority of the sales - this is our check and balance.

What type of real estate would you target—single-family, multifamily, commercial, etc?

No, I've not invested with SCDC, and it's not likely I will without evidence they can do / have done what they've claimed on their web site.

By targeting properties with value-add potential (ADUs, duplex conversions, rent-by-room setups, etc.), we’ve helped investors get much closer to breakeven.
