The real question has to do with  if you are prepared to do what's required to learn the foundations of real estate investing, strategies, tactics, financing, title, escrow, marketing, deal structuring, develop acquisition systems, investors, associate networks and management of properties, rent collection, cash flow, taxes, etc.This is all took me a lot longer than one year, but you might be very dedicated. 

Part of the BRRRR tactic does invlove "refinance" so keep that in mind as you finish up the renovations and rates continue to drop.  

I have harped on this point continually, but many investors limit themselves and their wealth building because they do not educate themselves on three foundation principles necessary to understand and utilize the most effective wealth and estate building tactics and strategies in real estate.

BUT, to accelerate wealth building the investor needs to be open to strategies, tactics, investment types OUTSIDE their “comfort zone”.  

The fact the associations force agents to join is a questionable tactic. 

And I am thinking the 997 is to get you in the door then hammer the up sell which is how ALL gurus work nothing unique about the system and tactics. .

Taking over the property subject-to (Subto) the existing mortgage is an advanced tactic and can be highly effective when cash flow or equity potential is strong.

This  may not be possible when the fact pattern is so egregious the carrier sees through the tactic.

Now I can’t  speak for Sperber on his wholesaling tactics personally however his deal Automator is not so bad people.

Don’t fall for his free real estate calculator or any of his other free tools—many real estate gurus use the same tactics.
