Although I am just starting my journey, (just recently sold first piece of land; acquired in 2016–held and sold this past week) I live in Southern California but looking to expand to Florida and other states for REI.

CA was just approved too.Lots of regulatory hurdles to get passed, but man...It makes sooo much sense to me.

Also, I’m likely to invest out of state as California is too expensive.

Having said that, prices and rents are higher in the Bay Area in CA than many in the lower-priced states, so it might justify the investment a bit more..

I lived in Michigan for five years before moving back to California, so I’ve seen firsthand how the market has evolved.A few things from my experience:•BRRRR still works in Detroit, but it’s not as easy as it was a few years ago.
