To steer clear of house hacking, find a good realtor, get your loan approval early, plan for fix-ups and upkeep, pick tenants with care, and learn about property investing.

Steer clear and ignore them.

Find someone who knows the ropes to help you and steer clear of common mistakes. 

I typically stick to my large Facebook group and steer away from all this.

This post is my small way of advising against that and hopefully steering some people straight.There's no shame in sitting on cash, building reserves, and being patient right now.

But, you want to steer clear of gross negligence, as your insurance company may decline covering you if you were grossly negligent.  

I sure hope the lawyer I consulted is not steering me wrong here.

Here in Texas they tend to use what are known as swales, just earth burmed up into certain manner to steer the watershed where they want it to go.

A good lender will be able to use this.Andrew: my guess is you have acquired many Sub2 properties thru the years: what if we have a list of those "good lenders" : we should be able to steer their way our sellers that are in need to get a new loan when they decide to purchase a new car or house for any loan needs: does that make sense and if it does can anyone recommend those type of 2.0 level lenders
