They don t need to speculate on the “ maybe” of RE appreciation when they can earn a passive 17%+ tax free return from their leased STVR property/s. 

I can only speculate that he kept responding to cover his butt, but he did not come through with his word. 

I do think there's a good amount of speculating or institutional/foreign investors chasing yield.

We haven't been in a short sale environment in at least five years, and probably more, on any level outside of some small blighted neighborhood or over speculated concentrated area. if you can earn a living on short sales in this environment, good for you.

From what I've read and watched - what it seems like in this case is you would assign the deal and not be involved...again I'm speculating since I haven't done it myself but I am trying to learn too.Where I think you would probably want to be is having the transaction go into a performance deed where the buyer has to continue to make payments.

Prices have gone up, but still relatively inexpensive.The Farangs (Westerners) on ThaiVisa.com speculate (hope) that it is going to crash, but it keeps going up.People on ThaiVisa.com could advise you on property in Cambodia.  

Like pert near anyone in our bizz you do have bummers each year myself I wholesale them off when i do have to take one over.. or i might sell them on my 0 interest short term owner finance program .. which creates some rock solid paper given the assets usually need a lot of attention at that point.. for the speculation I had 2 long term land plays one paid off after 22 years of owning it for a 100X multiple  yes 100X  :)  And the one i currently have that the new CHIPS act could create a huge win for myself and partners..

Anything higher than that has some speculation element in it.
