Is your buyer a stay-at-home soccer mom?

From what I can tell from the plans thus far, there will be limited "green space" or "communal areas" (the developer committed to "total green space equal to 1/2 of a soccer field") which I suspect will drive foot traffic to the local residential neighborhood. 

I'm currently finishing the Pre-licensing course to take the state exam to obtain my Real Estate Licenses while being enrolled in 22 credits (7 classes) and playing college soccer.

Fwiw, I keep calling my elected officials (and radio stations that broadcast tenant biased reporting)...            

Soccer moms walking dogs is about as exciting as it gets. 

I never want to  have to miss my daughters school plays and soccer practices because I’m too busy at work.

LOL @Jay Hinrichs "sounds like the clothing optional places" was exactly what I was thinking.No kids/pets isn't my cup of tea personally (I could field my own soccer team and my bird dog is my BFF, LOL), but I can totally see the attraction.

Continuing to scale will make you better at what you do, generate more cashflow, diversify your risk away from any one particular asset and repetition is the path to mastery.Don't forget that it is possible to scale with other people's money so get out there and broadcast what you are doing since you may find that there are people in your network who would love to invest.

You'd have better luck riding a unicorn to find bigfoot listening to a live broadcast of Elvis.

Nothing you can do about it except ride it out (if it's even really true).If the Media is "Broadcasting" it, it is probably lies--like most of everything else they put out.
