So investor need to choose wisely.  

So, as an investor you have three paths to follow to try to “capture” the rare property that meets the above characteristics. 1.

Comments like "this area has nothing else like this" and "it just flows so perfectly from room to room" confirm that following what the house called, not what the area called, worked! 

I use RentVine, and so far, we really like it. 

So you need to do LESS.

If your firend wants to stay in the place AND has the funds/income to do so, they need to refinance in their name ASAP (as part of the process), not 5 yeas from now, not if they remarry, not 10years from now.   

If so put less money down, eat the cost, and use the saved money for the next one.
