My question to you all is: have you ever had to deal with situations concerning family and friends not fulfilling their respect for you and your property as tenants?

I think you have a solid basis to sue them for all of the damage - though getting them to pay will probably be difficult.I only asked about them being related to you because such a situation can cause awkward moments at the next family reunion!

With out reading th contract I can't know if it is legal but it sounds like they created a situation where they have to be the manger.  

If you don’t have a certain amount of funds set aside for these situations as well as your portion of closing costs and some extra reserves for once you close then you’re likely not financially ready to be buying things.

They might have access to portfolio loan programs that fit your buyer’s situation. 

She'd probably be able to put you on the line as a co-borrower.I've done this personally and it's been great for me and my situation!
