Sometimes you can get the school district population.Right now the cost to build is to high for C markets.  

Eastpointe has a semi-decent school district, and the area overall is seeing a population growth.

They're pricey, and I'm keen to do some comparison shopping.

Tulsa’s cost of living is lower than the national average, which keeps housing demand high, especially in desirable neighborhoods near downtown, the Pearl District, and Midtown.

Closer to entertainment district, services and mass transit.  

I like option 2 to diversify the investments in 3 smaller rental propertires, 3/2 around 1500 sqft, in good school districts which will open the biggest pool of tenants. 

Plus buyers might feel rushed into making a buying decision as the longer they shop, the more hours they are getting billed for.
