Please, those who have already done wholesale, answer whether the chain of actions that WHOLESALER should perform is correct or not, maybe there is no need to do some steps or actions at all, please explain me those who have already done wholesale, thank you very much.

What should be my course of action- I really don’t see the tenant appreciating what has been done and would rather break the lease. 

The decisions and actions you make today can lead to incredible long-term benefits, so it's great that you're starting now.A good starting point is connecting with a lender that aligns with your goals.

It's simply factual:  you violated the lease by smoking, stop it, remove the resulting odor and that a repeat action could result in eviction and loss of security deposit.  

If a person owns a rental property in IN and if something happens on that property, the cause of action (lawsuit) would go before a court in IN, with an IN judge, citing IN law.

Put a lien on the property(s) they own, this is needed by some court action (i.e. lawsuit in civil/criminal court) 

But the most important thing is breaking out of the paralysis analysis stage and taking action!!!
