As an investor, I don't believe in ever paying retail.

Fix and flip is too capital intensive and relies on being able to find a retail buyer so it's arguably more risky than a slow flip.

To get started, consider learning the basics of market analysis, financing, and property types (office, retail, industrial, etc.).

Moreover, wholesalers have cultivated lists of retail cash buyers who don't need the type of value-add opportunity you would to BRRR.Bottom line is that you can BRRR anywhere just like you can make money in real estate in any market. 

If you’re even mildly considering making a move, maybe swapping a dusty single-family rental for a sleek multi-unit or a small retail corner, I’m telling you, a 1031 is worth exploring.

Its generally retail medical operators, so we include things like the market dynamics for our use and why statistically the market and location of the site will be viable form a business case standpoint, and speak to how the startup has enlisted the help of an EMR or other such consultant to help in their general rampup and ability to bill/get insurance contracts.
