Plus their customer service is always on point, I can always get ahold of someone quickly and resolve an issue when I needed 24/7, so far I haven't come to one incident where they couldn't resolve an issue for me.

ONe would want to know what the resolve of the current HOA board is and do they have money to litigate this or willingness to do so.the 98 CCRs are valid .. so it will come down to a trier of fact and case law I guess if they sue you.

I’m definitely adamant on getting everything resolved and firing the pm.

You submit a letter of intent to get the property, do inspections first in New York after your offer is accepted, and after inspections are resolved, your attorney then writes the contract.

Please note though this is an asset on your estate and if you have debts those also need to be resolved/paid which could complicate things - thus why I strongly recommend an estate planning attorney and a real estate attorney.
