There will be a little bit of touch up work needed to cover and repaint nail holes in the walls (she did the place out really nicely but there are a lot of pictures and decor up on the walls)  Other than that there is no damage that I saw when I had to go in a couple of weeks ago to repair a leaky toilet valve.My question is this. 

Any house built before 1978 has lead based paint in it.It would just need to be scraped and repainted in most instances. 

I've had many LTR's where after a year I have to repaint the entire home, replace appliances and do other repairs that easily exceed the security deposit. 

We've let tenants paint before, letting them know we would use their security deposit to repaint the property to the original color at the end of their tenancy.

I am planning to repaint the interior and exterior, replace the whole central AC unit, replace doors etc..

Both of us were found to be at fault because the magistrate believed the lies the tenant told, but also said the tenant could not repaint my apartment interior any color she wanted.

Should I repaint and spruce them up with the tenants in there?

I have a security deposit for 1 months rent, but they did not leave the home in great condition (minor damage to drywall, did not re-paint rooms they painted upon moving in, furniture left behind).I'm looking for recommendations on how to handle this situation.

It needs a full interior wall repaint on the main floor and upstairs bedroom (bungalow) to clean things up.

It is an off market deal, and when the owner sent me more details, one of the bullet points read: "The siding is asbestus but the house just got completely repainted and it is sealed."
