By talking more to the police, we found out that the main tenant had a long history of inviting guests in exchange for help around the house and that those relations would always turn tumultuous and that the police visited the house several times each quarter over civil complaints, suspicious activity, noise, drug related activity, and a bunch of other civil nuisance type of calls.

This may be a timing issue and not incompetence, be careful before you start rattling the sword.Lastly, I think the suggestion about encouraging the tenant to write a bad review about this PM is a terrible idea because you could get dragged into a business interference lawsuit for encouraging it.

If I had to lose one of them, I'd rather lose the wacko lol.She complained often and frantically about his walking, and I regularly explained normal apartment noise to her.Anyway, one night she calls in the middle of the night.

You can also expect complaints of noise, trespassing, etc.If the situation permits, I recommend only allowing it for a significantly higher price and additional requirements in place.

It may be the case that in the recent past the "noise" seemed to indicate that there were more of one kind than another - cash flow only, appreciation only, refi till you die, etc - but if you look beyond the noise to the signal it's a pretty steady drumbeat straight through.

Granted I am up so much in value the negative cash flow is noise but if I purchased this at today’s rates I would have significantly higher negative cash flow for a significantly longer time.
