I found out pretty quick my skills from years of running LTR didn't translate to STR and had to learn a whole new set of skills (some of which I already had from a career working with the public).  

Usually there's a lockup period (often three years) in note funds, so you can't use that cash to do direct note investing.  

This requires some effort and not just relying on a reference from someone or a quick glance at their fees.

Securing quotes for properties in flood zones can be challenging and time-consuming (especially if vacant), so it’s unlikely you could have done it quickly.

You can become free relatively quickly.

Even if you get something in escrow right away, it's still a 30-45 day escrow period before you would get paid, unless you are working with cash Buyers.
