Umbrella insurance will never come into play for Property damage (fires, storms, floods, etc.)It is liability coverage only.I'm an insurance agent and have seen umbrella claims from fatal car and boat accidents. 

That also plays a major role in what to do. end of day stocks and real estate over time provide the same return on average - so it is really based on the individual, their experience and desire Thank you. 

It’d be interesting to see how that plays out in the next few years.

They loved it because they got some play money right away and steady income each month without having to deal with toilets and tenants.

If the contract was sketchy at 3 pages I wouldn't have faith that they will play fair. 

2) Many flat fee PMC's charge whether property vacant or occupied, tenant paying or not.Lots of games also played with Maintenance fees.

My main concern is the interest rates being so high now as to whether what I'm hoping to achieve is really even possible. 

My advice would be to underwrite as many house hack opportunities as possible and assume 100% vacancy + a large capex item so you stress test your worst possible scenario and can you get through this.
