Consider Airbnb, VRBO, etc as marketing platforms. 

You could structure the deal as an installment sale or a lease option so the property owner doesn't see a large capital gain tax payment for the sale.And good on you for helping out!

Wanting to incentivize/help those of retirement age to sell who won't sell/downsize because their new smaller home would be at a higher interest rate.

Connecting with local contractors or experienced investors in your area is also very helpful for getting accurate numbers.For ARV you’ll want to look at comps; You can start on Zillow or Realtor.com but I highly suggest connecting with a local agent.
