Granted you can "control" more assets, but couldn't you parlay the large cash flow into another debt free property down the road that is also giving you high cash flow?

I would say you know of some areas in your local market that could be perfect for this strategy at a price point around 100-150K for purchase and rehab of 25-50K, you can parlay that invested money into double what you have and keep going.

Hi Robert,I have a very good friend who did just that, he was a very successful wholesaler who parlayed his profits into a substantial note portfolio and business ( he just wasn't crazy about tenants & maintenance with buy & hold RE ).
