The experience was really bad as I was getting 1-2 year old leads to cold call that I knew had a 0% success rate and I do much better generating leads organically on my own.

I guess I would really have to sift through those and who's really interested before I could organize this.  

There's certainly been an uptick in available properties over the last few years as some owners have grown tired, new construction is booming in new lots and ones that were lost in fires, & investors who bought in 2020-2022 who may've overpaid and weren't properly set up are struggling.

They didn't know each other before moving in but they all have something in common and they are all grown adults.

Your HOA also will have to unless they are organized as a 501c3 which most are not.
