So as a novice, you have no idea how to value the asset, and are trying to broker the loan to someone who has already seen it. 

That may or may not be the case, but my options are limited by the extreme position that Morris Invest has caused on me as a gullible novice investor with limited resources for a 72 y/o.

Since I'm a complete novice, I'm looking for SFH or small MF, preferably turn key with good cash flow to get my feet wet (also open to light renovations). 

We are novice investors ourselves and have some experience in SFH and are also continuing our investing journey with them.

We are novice home buyers and novice renovators.
