Usually rental arbitrage units you want your ROI to be several notches higher than if you owned.

(Well, never is a long time, but...)Most of these "cabins" are just a few notches above what you see in the parking lot at Lowe's.  

For instance, one  of our pools guys who is top notch has an automated checklist that goes out detailing the pool servicing with photos. 

Two, the local universities such as Berkeley and Stanford are very unique, internationally known excellence and devoted to the tech scene producing top notch tech folks. 

But listen up, Texas likes things big and bold, so if you're gonna roll out these condos, make 'em top-notch with high-end finishes, Fort Knox-level security, and maybe throw in some shared amenities.

But if you're considering major real estate transactions in the near future and narrowed down your search to a couple of the top-notch experts, and those experts are somehow not available for a phone/video conference (I would not consider those, if it was me) - then maybe flying out to meet them passes the test.

Once you feel like you are a top-notch closer, or have hired someone who is, then jumping into the expensive but more scalable marketing channels- such as PPC - becomes a good option.
