Other asset classes aren't so the depreciation schedule may not be as quick/beneficial.2) And it is even possible to find deals that are what I call "super-shielders" and which not only shield all the distributions in the investment but have extra to use over on other real estate investments that are throwing off income. 3) Unless you're doing a 1031 exchange  at the end or similar tax structure to defer taxes, you will have to *pay back* all that depreciation benefit at the end (on sale...which for you is in 5 years)  via depreciation recapture.

I went actually on the street of the city I wanted to invest in and asked people just walking around about the city, what might rent, etc and found this method to be extremely beneficial I met some local real estate agents walking their dogs that gave me great recommendations and leads just because I asked them.The real estate agent son I met the other day has called my phone and is connecting me with a landlord that I really want to get into contact with for his building who already has tenants airbnbing at his location.I also found a Mentor (simply by asking around), which has offered to teach me all their ways, tips, tricks and so on as long as I help them stage, help them move items and so on.

The only “control” an investor has when he invests in REITS, (or any stocks for that matter), mutual funds, real estate syndications, whether debt or equity, or minority shares in a business, is whether to keep or to sell his investment, and often not even that.
