We tore up carpet this past weekend and while the hardwood underneath looks good, the previous owners used not only tack strips, but also decided to staple the carpet padding directly to the hardwood in "rows" throughout the floor.

This is all with today's prices and rates too so no stat padding (and a good chunk of the cash used is just equity/downpayment on the home).

If they aren't using a professional machine, odds are high that they'll leave water in the pad, causing the place to smell like mildew after a few days.

@Nathan Kurz - I don't know any RV investors in Austin, but one of my partners owns over 500 pads in the Northeast, primarily New England.

Our ultimate goal is to flip enough homes to gift a home to a disabled veteran once a year, while also padding our retirement fund.  

Lots of times, because the loan amount is so small, they will charge extra points to pad their fee.

The $150 termite inspection and $160 to treat for powder post beetles (the damage was probably 60 years old) didn’t turn me off a bit, nor did splitting a $1500 parking pad issue that was called out by the appraiser.
