In my opinion, the easiest path to investing in real estate is house hacking a 2-4 unit multi-family property.You have the right idea of getting around other like-minded investors. 

I'd definitely look for networking opportunities in your area to meet like minded individuals.

Keep in mind these are duplexes so double kitchens, appliances, hvacs ect.... greater cost than a single family.

Would you mind updating us on how your DSTs have performed now that about 2 years have passed? 

Mind you, I'm just looking to see what is possible as if there is someone living in the home, that would be a slimy move to take the property without communication.

Keep in mind, such an appraisal may not be able to be used by your lender, but perhaps you can request an appraiser with investment property experience (wherever they may be). 

Selling now could simplify estate planning and lock in gains, especially with capital gains taxes in mind.

The people still need to sell, but no one in their right mind will buy it.
