Just to add ,  not every inspection covers a visual of the septic tank . if they run the water and all mechanicals, they are working fine . other than a visual there are no signs of it not working . 

If they aren't actually filed, there is no way to recoup money through the normal mechanisms.

I am not opposed to realtors.That being said, the mechanics are to figure out the value of your Palace, either by learing about comps or having someone knowledgable figure comps.

I personally would want to create something similar, but I haven't gotten around to it yet to figure out the mechanics.
