@Jason HirkoYeah whatever works or do a lighter rehab and don't open up the ceilings/subfloors/walls if not totally necessary.

@Lian L. definitely a lighter paint color or pull those shingles, hardy plank it, and paint the brick. 

My bar tabs were often a lot cheaper then the cost to attend, but I would often end up making some great connections and get invited to after hour dinners and parties and often waltz into the the meetings on day two and day three when the registration crew was a lot lighter.  

For reconnection : you'll want to make sure the A) gas valve is working well B) the thermocouple is working well & sending signal to pilot without effort C) the igniter is working well OR, the tenant can reasonably easily reach in with a match or BBQ lighter to light the pilot.

Lighter medium or the darker high-end looking.

My contractor is doing another bid, for the lighter renovations this week, and then I'll hopefully have a better idea of how much this will cost. 

This way the rehab is lighter and there is less of a chance of an unknown problem popping up that will cost you lots of money.

Bring a lighter and hold the flame close to windows, doors and outlets.
