With a STR you have to drop everything to deal with anything that may arise.

So all in all, the investment seems solid to me, and this is not my first rodeo, as they say.As for the risks associated with the SBLOC, I minimize those by only utilizing a portion of the LOC so that even if the market drops another, lets say 30%, the risk of margin call is slim.

Right now, I’m seeing rents starting to go back up, insurance costs dropping, and even taxes flattening out.

I'm now going to create some folders for us to drop the actual pdf of the appraisals in.

I wanted to drop this review so that future clients are aware of what they are getting into.

There is no additional "risk" on the note like a demand clause etc, but you have  extra expense in upfront one time costs and the pre-payment penalty that most programs are sold with if rates do drop as expected in the future.  

If the market moves against you, it takes too much capital to fix it.Contrast that to this scenario:  let’s say that the acquisition loan was 60% LTV originally, and after a market drop of 30% the loan is now 85%.  

Out of my 32 properties, I’ve seen insurance rates drop by up to 40% on renewals, and property tax increases are finally slowing down compared to the crazy jumps we saw over the last five years.

You can drop the move-out part and just go with the buy-for part if you don't want to push them out.
