Well, STR can work well for people who own a vacation house for personal use, and just want to generate some extra income when not in use.

Meanwhile, gross rents of $1,800+ for 3-bedroom single-families is an achievable figure, so it’s possible to generate cash flow if you lever modestly.There’s a bunch of other stuff that’s worth highlighting—the economy, demographics, neighborhoods, new construction, and more.

I’ll be prepared to start generating leads of borrowers.  

A formal business built on this seems overkill as you’re essentially paying someone for a service that already has standard model.If you and the parnter have distinct business tasks/abilities (i.e. not what you would hire an agent or contractor for), such as off-market lead generation, that’s a different discussion.

Short-term rentals (STRs) can generate strong cash flow, especially in tourist-heavy areas, but come with higher upfront costs, regulatory risks, and active management needs.

I can provide support of checking in on contractors, staging rental properties, walk potential leads to give you an idea of the property in person or what the area is like, meeting with agents, and drafting scope of work for projects. 

But I would be passing up on a big promotion that could lead to significant increase in income.
