For FHA loans with less than 10% down, the monthly MI is permanent - it lasts the life of the loan, no matter the LTV down the road.

Take a look at sold comparabale sales over the last 12-24 months and identify what you can do to add value to a home using renovations to increase the subject properties ARV as fast as possible.

VERY unlikely unless you either source an off-market property yourself or you find a unicorn deal (our last semi-BRRRR was a B-neighborhood property we sourced from an out of town wholesaler in late 2023, but couldn't get all our capital back out on refi).
