But its also not an arrangement you make with a typical borrower its an arrangement you make with very close knit associates that want access to substantial capital..

Now the big, nasty, common downside I keep hearing about on the podcasts, is that investors may shop around and use you for your MLS access, but when it comes to committing, they'll go to their close-knit group of agents that they seem to practically have on retainer. 

I am sure you will find that this is certainly a wealth of knowledge jammed into one small tight knit community.
