Here, you can confirm the company you’re considering has an active license, check company owner names, see if they have any infractions on their license, and determine how long the company has been licensed.Get a copy of their insurance certificate and call their insurance broker.

I would not terminate their tenancy for doing those things (unless there were other more serious infractions).I would have my handyman restore them to their original condition.

as for the "30 day out", clause on leases...I would think you could have this as long as each infraction is spelled out.....vulgar language to PM or representative, cleanliness, excessive complaints after signing an "as is" acceptance of property, loud activities resulting in no less than 1 complaint....the list could go on until you could give a thirty day notice for a hostile stare.

If laws were violated those non-compliant issues remain with the borrower and any new note holder assumes those infractions or non-compliance.In other words, Joe Broker sells you a note that was non-compliant, you buy it, things go south, you want to collect, Bob Borrower gets an attorney, you go to court, you lose, not just your note and collateral but you may also be subject to fines.Now, your recourse, go find Joe Broker, can you collect?

Yes if it's an emergency and her fridge went out and is waiting for a new delivery otherwise.. over accommodating and soundsKeep a list of odd and out of bound type salutations and compare with company policy and write up the employee for the infraction if your permitted to do that.. if a verbal, correction to policy isn't enough.But watch your back,, they could be making a list about you also..
