Take if from their security deposit after they are already gone if they leave the place toilet-less, but if you say they are spiteful, the most important thing is to GET THEM OUT before they can inflict any more spite onto you. 

If rejection leads to inaction, then you're headed to a self-inflicted failure.

Not only should you have the current owner evict the tenant you should  have the current owner be responsible for any damage the current tenant may infliction the property.

I really hate mini blinds, though, so I just don't want to inflict mini blinds on others, I suppose. 

However, I've just read too many posts from first time investors being frustrated with turnkey companies - some of which was unfortunately self-inflicted. 

My x-wife had similar views to your x and the additional damage which would have been caused by arguing with her over assets, was not worth the pain it would have inflicted on my children.

It's a nuisance but usually petty in the scheme of things--curse words spray painted on walls, toilets clogged up with toilet paper, holes punched in walls, carpets purposely stained with Kool-Aid, etc...Some (very few--but it happens) will have to be carried out by 911 first responders--either dead from natural causes or from self inflicted reasons (goodbye cruel world kind of stuff). 

Some of this guys problems are self inflicted but no one could argue that he would have been in a better situation with these same tenants a couple years ago and they would have been long gone.

An argument can also be made that they had a lot of extra work getting them out but that is self inflicted unless they inherited the tenant.
