Look at the property when you buy it to see what the estimated shelf life will be for major items like roof, HVAC, floors, Kitchen, driveway, etc... 

And your gaining investments at net-0, profits rolling monthly which if net-0 into it that's called infinite returns. 

The ceiling of property values is not infinite.

It is not an item on a shelf awaiting one to buy it.

The challenges are infinite though, each property and each house mate will come with their own unique challenges.

Add in that money goes out many months before any generated income, the worse financing options versus purchase financing, the detraction of something (even if it is just yard space) from the primary unit, the work involved even hands off is at least as high as a BRRRR but a brrrr can provide an infinite return. 

And when the designer brings to you, I found this beautiful carpet or embellishment to set on a shelf but it breaks our budget but I wanted to show it to you in case you wanted to buy it, be ready for that.
