I did find the midwest, specifically Ohio to be incredibly good for appreciation and cash flow (for MTRs). 

I attended the RALA 3-day training in Phoenix and took a couple of online courses as well, and while I found these courses to be very valuable in helping get a clearer understanding of the space and what it might take to be successful, I eventually I found it most beneficial to bring in a partner/advisor who has built residential assisted living facilities here in Texas and has been running them successfully.

That being said, it is incredibly important, as @Gino Barbaro noted, trust but verify. 

There are a lot of regs, but at least they are well defined.

@Kerry Hermann We got our start in the western Chicago suburbs as well but are now totally focussed on The Shoals.

Of these professional wholesalers, nearly all of them will be well capitalized professional real estate investors or large businesses doing hundreds of deals annually with many years in and around every part of the real estate investment journey.

This is a group of MTR investors who have small to medium portfolios, but we welcome new investors who are just starting out as well.

If I am hell bent on renting by the room (I don't think that is a good LONG-TERM strategy, will elaborate later), I can do that on both sides of my duplex as well.  

I have the contract to use them sitting in my email now so I saw a preview of all the data and it's pretty incredible.
