The Fed does NOT seem inclined to reduce them, and all the people saying they'll come down have absolutely no idea when that will actually happen.If, however, you can afford to make the payment indefinitely, then now is a great time to buy because should rates come down, you'll be the only one refinancing that property, instead of being in a bidding war with others who were also waiting for rates to drop.

I (obvious) don't have a background in accounting or taxes.The history of my coming to be the sole shareholder of this s-corp is complex, long and, I have no doubt, filled with tax-planning blunders.In case anyone is still interested, and inclined the help, here it is in as abbreviated form as possible:1967: 5 families bought this property as a summer vacation for them to use collectively1980: 1 of the families sold their share (20% of the property and what is effectively a lifelong lease to one of the 5 cottages).

Each person probably just needs to determine if the added layers of potential protection outweigh the added hassle, bookkeeping, costs, etc.If I was going to use a LLC, I think I would personally be inclined not to do a separate LLC for each property, but maybe one LLC per X properties.
