My partner is an EU citizen looking to invest in the USA to purchase properties that will later be for Section 8 tenants.

Even if you win in court you still have to get paid from these great class citizens that allow others to live in your place of ownership after they vacant.I can  only imagine the trash and junk they will leave and damage!!

I am for sure biased but I would highly suggest using a real estate agent that is a) familiar with that community b) is well versed in selling to non-Mexican citizens and c) has stellar reviews.

P.S, I'm not a US citizen/resident, don't have a credit score, and plan to manage my operations remotely if that matters.

If the goal is asset protection utilize bankruptcy protected assets such as retirement accounts, homesteads, private annuities, etc; an asset protection “plan” that utilizes limited partnerships, foreign asset trusts based in Nevis or the Isle of Mann, or renounce your American citizen ship and move assets to Lichtenstein.  

In rare cases where mortgages are available to non-citizens in foreign countries, interest rates and terms are usually unattractive.

On page 245 of this same book (Kiyosaki's) I'll quote him, "If you are serious about doing business, then you do NOT want to do business as a private citizen.
