Based on our data, it. takes several hundred calls to even get an appointment. 

Yes I know people spend hundreds of $ for Best Ever and other meetups just to meet other LPs/GPs, but those are in person meetups where they have to pay for a venue.

There are people here who have no problem losing hundreds to thousands in negative cash flow monthly.

This is a long revived post- I'll add a little tax pro insight from what's happened in the last 2 years The IRS went from < 100 engineers on staff who were qualified to audit cost segregations to a few hundred.

So shift your expectations to most of the cash out and you'll be good and you'll actually start buying deals, versus people who wait for the perfect deal, spin their wheels for 6 months terminating contracts/analyzing hundreds of places, and then eventually burn out and give up. 

I've bought hundreds of properties at Tax Sale, but only Tax Deed Sales, and have posted on the subject many times on BP.

There are hundreds if not thousands out there, but there are many by Bigger Pockets that are excellent for newer investors.

We have users in these markets getting a couple deals a week (out of hundreds of properties searched). 

I recommend searching "arbitrage" here and reading any/all of the hundreds of general threads about negative elements of arbitrage.
