This reserve is then used for investment (the way insurance companies invest) and tax is only paid on the profits.It seems to me that any taxable profits could be offset be an insurance product as described.Amy I speaking Greek here, or is this something that exists in this space?

(I am helping a friend buy a home in downtown Boulder, and we just received the appraisal back and we are buying the house at a 10% discount).Our school districts are amazing, we are considered the healthiest state in the country and our winters are amazing.

My 6 months projections are the healthiest i've seen!  

Even accounting for higher maintenance and repairs, I am looking at about +$236/month, which isn't the healthiest but is positive and creates an IRR of 32% and CoC of 34% over the time frame I am wanting to hold it.
