Now I’m looking into the Detroit and Ohio areas (Toledo, Cincinnati, Cleveland, Columbus) since they seem to have growing populations and affordable properties under $200k as well.  

While I’m not in a rush, I aim to strategically invest and grow a portfolio over the next 3–5 years to make a smooth exit from the corporate grind, as reporting to an office daily has left me feeling burnt out.What strategies would you recommend?

I am from out of state so wanted less maintenance in the short term while I build my portfolio and grow to the point where I am comfortable hiring a manager!   

It seems like the area is growing quickly!

Focus on CF only and you will be frustrated in trying to build up and grow. 

There's a lot of good 1-4 units out here in Ohio and its the 7th largest GDP by state that continues to grow.

They get hail storms there.No cap ex or anticipated cap ex.Rent is slightly lower than market because I have long-term, excellent tenants.The Dallas area is still growing, so selling is probably something I'd regret.Been renting the house since 2011, when I bought it. 

•Growing Appreciation Story – The city has been on a long-term revitalization trend, and we’ve seen steady price growth over the last decade.

But at a lower rate compared to other cities that are growing. 

My Chicago mentality has only grown because I continue to grow and build a stronger network of A players here in the city!
